Pricing for your building

Each of our custom buildings are unique with designs created for each person based on your needs.  Extremely durable buildings that can be used for a shed, work from home office, tiny house starter, extra room, endless possibilities. Our buildings are designed to withstand the weather here with sturdy pressure treated lumber, hurricane straps, Kynar coated galvalume  metal roof and walls, metal door and trim. Soffits and facia are also covered in the galvalume metal. These are hands down one of the best constructed tiny buildings manufactured here in Kauai. As such pricing will depend on several factors.

Pricing Considerations:

• Size of your building (we stay under 200 sqft floor space)
• Design consideration - how many windows and their sizes, door styles selected, loft or no loft, metal panel choice (standing seam, PBR 4-rib, raised panel), etc.
• Can the building be easily delivered or picked up, or will it need to be assembled on site?
• Built on a trailer or on skids on the ground?
• Is your ground level or will it need to be on pier blocks or sonotubes?
• Do you want a second structure for a covered lanai?

 
With all of the considerations above, our customers have seen price ranges below:

• Shed style building - 8'x16' (128 sqft), PBR, insulation, 3 standard windows, 1 solid 3' door, on skids, delivered:  $28,200 including tax
• Tiny home style building - 8'x24' (192 sqft), PBR, insulation, 10 windows, double glass door, loft, on skids, delivered: $49,900 including tax
• Tiny home style building - 10'x20' (200 sqft), Standing Seam, insulation, 12' high (for more clearance in the loft area), 10 windows, sliding patio door and side door with glass, on pier blocks (sonotubes), assembled on site: $73,900 including tax
• Covered lanai building with deck - 10'x16' (160 sqft), PBR roof, pressure treated deck boards, not connect to but next to your tiny home building, on pier blocks (sonotubes), assembled on site (with tiny home building): $36,800 including tax

Kauai Permit / Rules

 The information provided here is for general information and not meant to be inclusive of all rules and regulations nor is it meant to provide any advice and is only informational.  Homeowners are ultimately responsible for all permits and guidance from the County of Kauai, and from any HOA, CPR, and multiple owners. Please contact your county for exact rules and regulations that you will need to follow.

General Shed Requirements

• Sheds can not have plumbing or electrical; otherwise a permit from the Kauai Building Division is required
• How many sheds on your property?  No set quantity limit but a limit on total square feet (sqft) on your property. 
  • Residential and Ag zone: Add all the square feet of sheds + houses and it must be <=60% of lot size.  For example, let's say you have a 9000 sqft lot, then (9000 x 60%) = 5400 sqft is the max of all the structures on the property.
  • Zoned Open (O): Add all the square feet of sheds + houses and it must be <=10% of lot size (there are some additional options, consult with the Kauai Planning Department)
• Sheds need to be 5' from side and rear property line, 10' from front property line and from another building

Shed Size Requirements

• < 200 square feet:
  • ​Permit from only the Kauai Planning Department is needed with a $30 filing fee. See below for filing requirements
  • NEW (2023) - if also <10' tall then NO Kauai Planning Department permit is needed
    
• 200-1000 square feet:
  • ​Form 203 from the Kauai Building Division is required to be submitted (along with fees) to them and approval before the next step
  • Then a permit from the Kauai Planning Department is needed with a $30 filing fee. See below for filing requirements

Kauai Planning Department Filing Requirements

• Plot Plan / Site Plan:  This shows your property, where all existing buildings are located, and then you can hand draw where on the property the shed will be located to scale.  You will need 3 copies of this plan
• Shed plan:  Drawings showing the top view, side view, and front view of the building to scale. You will need 3 copies of this plan
• Fillable Zoning Application: Fill out this Zoning Application form; you can consult with the Planning Department on which may apply to you
• Appointment with Planning Department:  This 15 minute review meeting is to answer your questions and submit your paperwork.  Set you appointment online here:  Kauai Planning Department Scheduling
• Additional Appointments: You may need to have a follow up meeting with the Planning Department and to receive your approval permit
• The whole process can take less than 2 weeks from the Planning Department

Ownership Considerations

• Not CPR - proceed as outlined above.  If the homeowner is not on island, then a notarized copy of authorization is required for the Planning Department to work with someone that is not the owner (ex. contractor on island)
• CPR - All owners in the CPR must agree to the additional building(s) through a signed online service that captures full names, phone numbers, and email for all CPR owners, such as DocuSign or similar service. A copy of this agreement must be submitted with the Application
